A value for the record.
Your attorney can confirm whether the estate needs an appraisal for an inventory, tax return or accounting, and which date the report should reflect.
FOR EXECUTORS, FAMILIES & ATTORNEYS
Handling a house in probate? Start with what the estate needs to file, and the date the house needs valued.
An inventory, an accounting and a later sale may need different information. Share your attorney’s instructions so the appraisal addresses the right question before you order.

WHAT IS THE VALUE FOR?
Your attorney can confirm whether the estate needs an appraisal for an inventory, tax return or accounting, and which date the report should reflect.
If one heir plans to keep the home, explain how the report will be used and who needs to rely on it. Agree on the valuation date before the assignment begins.
A later sale may call for a current value as well as a historical one. Make clear whether you need a date-of-death appraisal, a current appraisal, or both.
THE DATE AND THE CONDITION MATTER
A retrospective appraisal considers sales and market conditions around the effective date. Today’s asking prices answer a different question.
Before a visit, confirm the date with your attorney or tax adviser. A property’s assessed value or an online estimate should not be treated as a substitute for that appraisal.
Clearing out a house, repairing it or remodeling can change what an appraiser sees. Share photographs, invoices and other records that show its earlier condition.
Also identify who can arrange entry and who will read the report: the personal representative, beneficiaries, advisers or others named in the assignment.
HYPOTHETICAL EXAMPLE
Suppose an executor has a Toms River house repaired before arranging an appraisal. The attorney asks for its value on the date of death, while the family also wants to consider a sale now. Those are two different valuation questions. Earlier photographs and repair invoices help explain the house as it was; tell the appraiser about both uses before agreeing on the scope.
FROM REQUEST TO REPORT
Bring the instructions you have. Ask for the scope, fee and delivery estimate in writing.
Discuss the address, valuation date, intended use, report readers and deadline. Share letters appointing the personal representative if they have been issued.
Identify the person who can provide entry. Share the home’s earlier condition and any repairs or changes since the date being valued.
The appraisal considers sales and market conditions around the agreed valuation date, with comparisons suited to the property.
Check the effective date, intended use, users, assumptions and limitations. Point out any factual error to the appraiser.
TOMS RIVER RECORDS
The Toms River Township Tax Assessor holds property record cards and tax maps; the Office of the Ocean County Clerk holds deeds. Share records you already have and flag anything that differs from the house itself.
Location matters too. A house in a mainland lagoon neighborhood such as Silverton needs comparisons suited to its setting, just as a house in Ortley Beach does. A township address alone does not make two homes comparable.
Ask your attorney which office handles the estate and what valuation, if any, is needed for the filing. For an Ocean County matter, the Ocean County Surrogate’s Court is a useful starting point to discuss with counsel.
Share any written request and letters appointing the personal representative, if issued. The appraisal request should identify the date, purpose and report readers; the estate’s legal filing requirements remain a question for your attorney.
BEFORE YOU ORDER
Ask the estate’s attorney what must be filed and when before ordering. Explain whether the request concerns an inventory, a tax filing, an accounting or a decision among heirs.
Request a written quote and delivery estimate. A historical date, changes to the home, access arrangements and a close deadline can affect the scope, fee and schedule.
For a Toms River estate, ask your attorney about the Ocean County Surrogate’s Court and which office handles your matter. Confirm the estate’s filing requirements separately from the appraisal request.
Start with the address, the relevant date and the instructions you have. Tell us which photos, repair records or access arrangements are still missing so they can be discussed before scheduling.
