WHAT BRINGS YOU HERE?
Estate, probate and date-of-death requests can overlap. You do not need to order separate reports just because more than one description fits. Share your attorney’s or tax adviser’s instructions so we can discuss the scope.

About estate appraisalsHandling an estate through the Ocean County Surrogate’s Court? If a property value is needed, share the instructions you have received and the date the value must reflect.
About probate appraisalsA shared home can be difficult to sort out. An appraisal provides a value to work from. Bring any instructions from your attorney about the property and valuation date.
About divorce appraisalsThis report looks back to the home’s value when the owner died. If your tax adviser has asked for a step-up appraisal, confirm the date they need the report to reflect.
About date-of-death appraisalsConsidering a sale, seeking PMI removal or preparing an appeal to the Ocean County Board of Taxation? Tell us the purpose and share any lender or adviser instructions.
About residential appraisalsA filing date, mediation session or rate lock can put a deadline on the report. Raise the date on your first call and ask about availability before relying on a delivery date.
Discuss a rush appraisalBEFORE YOU ARRANGE A REPORT
If you do not know the valuation date yet, say so. Ask for a written scope, fee and delivery estimate before a filing or closing date depends on the report.

Most appraisals include an interior and exterior inspection: photographs, measurements and notes about the property. A desktop appraisal uses other available information and questions about the home; a drive-by appraisal assesses the exterior without entering. Ask which scope fits your request.
The appraiser researches comparable sales and considers differences in size, condition and features. A home with an extra bathroom, for example, may need an adjustment before its sale price can help explain the value of yours.
The cost approach considers the cost to build a similar property, depreciation and the land. The income approach considers rental income and comparable rental properties. The appraiser weighs the available evidence to reach a value conclusion. An appraised value is an estimate, and a final sale price may differ.
